From a title perspective there are several items you need to address before you put your home on the market.
In order to convey your property you must be able to provide "Marketable Title". Having a preliminary title commitment that will disclose any encumbrances or defects, which allows you to address them before the sale.
You must determine who will be preparing the closing documents needed to complete your sale once you have sold the property. These documents include the HUD Statement, Escrow Agreements, and the Warranty Deed. This service should be in place before the sale so you will have the proper documents ready.
You will need a third party to receive the earnest money deposit from the purchaser.
